You get what you pay for
A $79 "tune-up" is really an inspection: the technician checks how the equipment is operating, then recommends repairs, cleaning, part replacements or a chemical coil cleaning, each billed as an extra.
Our one-time cleaning and tune-up is $150, and the cleaning is included. See photos from a real MMDS AC tune-up: we take the unit apart and clean out the dirt and debris that builds up inside the condenser. More before-and-after photos are on our Google Business Profile.

What a real MMDS cleaning includes
Cooling (AC or heat pump)
- Clean the outdoor condenser coil so it can shed heat properly. A dirty coil is one of the biggest causes of high summer bills and failed compressors.
- Check refrigerant pressures and temperature split
- Clear the condensate drain and check the safety switch
- Test capacitors, contactor and electrical connections
Heating (furnace)
- Clean and check burners and flame sensor
- Inspect the heat exchanger and venting, and test for carbon monoxide
- Check gas pressure, ignition and safety controls
- Check blower operation and replace or check the filter
