Every summer we get calls that sound like an air conditioning problem and turn out to be an attic problem. The upstairs won’t cool. The AC runs from noon until sunset. The bedroom over the garage is unlivable. Then we go up into the attic and the thermometer reads 145°F with soffit vents packed solid with blown-in insulation.
Attic ventilation is one of the least glamorous and most consequential parts of a Glenview or Arlington Heights home. Done right, it lowers cooling load, extends shingle life, and prevents ice dams. Done wrong — and powered attic fans are the classic way to do it wrong — it pulls conditioned air out of your house and can even backdraft combustion appliances.
What Attic Ventilation Is Supposed to Accomplish
Two jobs, one in each season:
Summer: get heat out
Solar gain drives attic temperatures 40-70°F above outdoors. That heat radiates down onto your ceiling and, in most homes, onto ductwork and an air handler sitting in that attic — where supply air can pick up several degrees between the unit and the register. Ventilation moves that heat out and keeps the attic closer to ambient.
Winter: get moisture out and keep the roof cold
Household moisture migrates upward. If it can’t escape, it condenses on cold sheathing — that’s the frost people find on nails in January, and the black staining that follows. Separately, a warm attic melts snow on the roof, the meltwater refreezes at the cold eave, and you get an ice dam that pushes water back under the shingles. Cold roof, dry attic: those are the goals.
The Ventilation Types, Compared Honestly
Soffit intake vents
The most important and most neglected component. Without low intake, high exhaust can’t work — air has to come from somewhere, and if it isn’t the soffits, it’s your house. In practice, at least half the attics we inspect have soffit vents blocked by insulation, painted over, or never cut in behind the aluminum soffit panels at all.
Ridge vent
A continuous exhaust opening along the roof peak, covered by a baffled vent and cap shingles. Paired with adequate soffit intake, it produces even, passive airflow across the entire underside of the roof deck with no moving parts and nothing to fail. For most Chicagoland homes with a decent ridge length, this is the right answer.
Static roof vents (box/turtle vents) and gable vents
Workable where the roof geometry has little usable ridge — hips, dormer-heavy roofs, complex additions. Less even than ridge venting. Important caution: mixing gable vents with a ridge vent can short-circuit the airflow, so the ridge pulls from the gable instead of from the soffits, leaving the eaves stagnant. Pick a strategy rather than stacking all of them.
Turbine vents (whirlybirds)
They do move air when there’s wind. They’re also a moving part on your roof and a common leak point as they age. Rarely our first recommendation.
Powered attic fans — the honest verdict
A powered fan will absolutely lower attic temperature. The problem is where the replacement air comes from. If soffit intake is inadequate — which is the norm in the homes that get fans installed — the fan pulls air through ceiling penetrations: can lights, bath fan housings, attic hatches, top plates. That means it is depressurizing your house and sucking out air you already paid to cool.
Two further risks: a strong fan in a home with an atmospherically vented water heater or furnace can contribute to backdrafting combustion gases, and thermostat-controlled fans often run for hours drawing power to solve a problem passive venting handles for free. Studies of attic fans have repeatedly found the electricity and conditioned-air losses eat most or all of the cooling savings.
When a fan is defensible: a solar-powered unit on a roof with genuinely no ridge, adequate verified soffit intake, a well air-sealed ceiling plane, and no atmospherically vented appliances. That’s a narrow set of conditions.
Whole-house fan — different thing entirely
Worth mentioning because people confuse the two. A whole-house fan pulls cool evening air through open windows and exhausts it through the attic. It’s a comfort and cooling strategy, not attic ventilation. We covered it in whole-house fan installation.
How Much Ventilation Do You Need?
The standard rule is 1 square foot of net free vent area per 150 square feet of attic floor, improving to 1:300 when you have a proper vapor retarder and a balanced split. Split it roughly 50/50 between intake and exhaust, with intake at or slightly above half.
Two things people get wrong:
- Net free area, not hole size. A vent’s louvers and screens cut its effective opening substantially — often by half or more. Use the manufacturer’s rated NFA.
- Intake is the binding constraint. Adding exhaust to an attic with blocked soffits doesn’t help; it just changes where the makeup air comes from. Always fix intake first.
Ventilation Is Step Two. Air Sealing Is Step One.
This is the part contractors skip. Before adding vents, the ceiling plane between the house and the attic should be sealed: top plates, wire and pipe penetrations, chimney chases, recessed can lights, bath fan housings, and the attic hatch. Then insulation to depth, with baffles at the eaves so insulation can’t smother the soffit vents.
Sequence matters — air seal, insulate, baffle, then ventilate. In that order, a passive ridge-and-soffit system works and your heating and cooling loads drop. In the wrong order, you’re ventilating a leaky ceiling and paying for it twice. Our post on attic insulation and weatherization goes deeper on this.

The best value bundle in most homes is air sealing plus baffles plus soffit correction plus ridge vent, done in one visit — typically $2,500-$5,500 depending on attic access and size, and it addresses summer comfort, winter ice dams, and heating cost together.
Signs Your Attic Ventilation Is Failing
- Second floor runs 4-8°F warmer than the first in summer no matter what the AC does
- Icicles and ice ridges at the gutter line in winter, especially on the north side
- Frost or water stains on the underside of roof sheathing, or rusty nail tips
- Musty smell or visible mold on the sheathing
- Shingles curling or aging noticeably faster than neighbors’ with the same roof age
- Blown insulation piled into the eaves with no baffles visible
- An attic fan that runs constantly on hot days while the upstairs is still hot
Frequently Asked Questions
Should I just remove my existing attic fan?
If soffit intake is inadequate or you have an atmospherically vented furnace or water heater, yes — and replace it with a properly sized passive system. If intake is verified adequate, the ceiling is sealed, and the fan is solar-powered, it isn’t doing harm and can stay.
Does better attic ventilation actually lower my electric bill?
Indirectly, and mostly through the companion work. Ventilation alone yields modest savings. Air sealing plus insulation plus duct sealing plus ventilation together typically produce a clear, noticeable reduction in cooling run time and a more comfortable second floor.
Can attic ventilation fix an upstairs that never cools?
It’s usually one of three or four contributing causes, alongside undersized or leaky ductwork, poor return air, and insufficient insulation. We look at all of them together. Our post on attic and knee-wall HVAC in 1.5-story homes covers the sequenced approach.
What about spray-foaming the roof deck instead?
Converting to an unvented, conditioned attic assembly is a legitimate strategy, particularly where ducts and an air handler live up there. It must be designed correctly — the wrong assembly in our climate traps moisture in the sheathing — and it costs considerably more. Worth discussing if you’re already planning major work.
Will a new roof include proper ventilation?
Sometimes. Many roofing quotes add a ridge vent without verifying soffit intake, which produces an unbalanced system. If you’re re-roofing, that’s the ideal moment to fix intake, baffles, and air sealing at the same time — ask specifically about net free area on both sides.
