If your Skokie or Evanston home sits on a crawl space, there’s a good chance a meaningful share of the air you breathe upstairs started down there. That’s the stack effect: warm air rises and leaves the house at the top, pulling replacement air in from the lowest point. In a vented dirt crawl space, that replacement air carries moisture, mold spores, radon and whatever else is under the house.

Crawl space encapsulation fixes it. Here’s what it actually involves, what it costs in the North Shore area, and how to tell whether you need the full system or just targeted repairs.

Why Vented Crawl Spaces Fail in Chicagoland

The old building-code logic was simple: vent the crawl space so moisture can escape. It doesn’t work in our climate, and the reason is basic physics.

In July, outdoor air in Skokie is often 82°F at 70% relative humidity. Your crawl space soil and foundation walls sit around 60–65°F year-round. When that humid outdoor air enters through the vents and hits cool surfaces, it hits dew point and condenses. You’ve just installed a humidifier under your house. Every summer.

Symptoms show up upstairs, which is why homeowners rarely connect them to the crawl space:

  • Musty smell in first-floor closets and near floor registers
  • Cupping or squeaking hardwood floors above the crawl
  • Cold floors in winter that no amount of thermostat adjustment fixes
  • Allergy symptoms that are worse indoors than outdoors
  • Rusting HVAC ductwork, wet insulation falling out of the floor joists
  • AC that runs long and still feels clammy in July

What Encapsulation Actually Includes

“Encapsulation” gets used loosely. A complete system in an older Evanston or Skokie home has six parts, and skipping any one of them undermines the rest:

1. Clean-out and debris removal

Old fiberglass batts sagging out of the joists, construction scrap, and any organic material get removed. Wet fiberglass is a mold substrate, not insulation.

2. Drainage and standing water control

If water enters the crawl, a vapor barrier just traps it. Perimeter drain tile and a sealed sump with a proper lid come first. Grading, downspout extensions and window well drainage outside are part of this step, not an afterthought.

3. Vapor barrier

A 12–20 mil reinforced polyethylene liner across the floor, run up the foundation walls 12–18 inches and mechanically fastened and sealed. Seams overlapped and taped. Pier columns wrapped. The cheap 6 mil sheeting builders used doesn’t survive being crawled on.

4. Sealing the vents and rim joist

Vents get closed and sealed. The rim joist — the biggest single air leak in most homes — gets closed-cell spray foam or rigid board sealed at the edges. This is where a large part of your winter comfort gain comes from.

5. Wall insulation

Rigid foam board on the foundation walls rather than between the floor joists. You’re now conditioning the crawl space as semi-interior volume, which is exactly what you want.

6. Humidity control

Either a dedicated crawl space dehumidifier draining to the sump, or a supply/return connection to your HVAC system so the space is actively conditioned. Target 45–55% RH. Without this step, encapsulation is incomplete.

Wide ranges are honest ranges. Access height, whether there’s standing water, and whether ductwork has to be temporarily removed drive most of the variance. We quote flat rate after we’ve been in the space — not from square footage over the phone.

What You Get Back

Encapsulation isn’t primarily an energy project, and we won’t pretend otherwise. Expect roughly 8–15% reduction in heating and cooling costs in a typical older Evanston home — real, but a long payback on its own.

The returns that matter more:

  • Summer comfort. Removing a large latent (moisture) load lets your AC actually dehumidify. Many homes stop feeling clammy at 74°F and can be set warmer.
  • Warm floors in winter. Rim joist sealing plus wall insulation, not the liner, does this.
  • Indoor air quality. Cutting off the crawl space as an air source addresses the mold and soil-gas pathway. Pair it with whole-home air quality equipment if anyone in the house has asthma.
  • Protecting the structure. Joist rot and mold remediation cost far more than prevention.
  • Equipment life. Ductwork and furnace cabinets in a dry crawl stop rusting.

When You Don’t Need Full Encapsulation

We turn this job down sometimes. If your crawl space has a solid concrete floor, no water history, humidity readings consistently under 55% across a summer, and dry insulation, targeted rim joist sealing plus a good liner is enough. Spending $14,000 where $2,500 solves it isn’t a service.

The honest diagnostic is a data logger. We’ll leave a temperature/RH logger in the crawl for a week or two and make the recommendation from the readings rather than a sales script.

Sequence Matters: Do This Before Other Projects

If you’re planning a heat pump installation, new ductwork, or a first-floor remodel, encapsulate first. Two reasons: a drier, tighter crawl reduces your load calculation (potentially a smaller, cheaper system), and working in a clean encapsulated crawl is faster and cheaper than working in a wet dirt one. Same logic applies to duct cleaning — clean ducts that draw from a damp crawl get dirty again.

Frequently Asked Questions

Does encapsulation cause moisture problems by trapping water?

Only if drainage and humidity control are skipped. A properly encapsulated crawl is drier than a vented one because you’ve removed the moisture source (soil evaporation and humid summer air) and added active dehumidification.

Do I still need crawl space vents open in summer?

No — that’s the myth this whole approach corrects. Open vents in a humid Chicago summer bring moisture in, not out.

Is this covered by insurance or a rebate?

Insurance generally won’t cover encapsulation itself, though it may cover damage from a covered water event. Some air sealing and insulation work qualifies for utility efficiency incentives; we’ll tell you what’s currently available rather than promise a number.

How long does the work take?

A typical full encapsulation is 2–4 days. Drainage work adds a day or two. You can stay in the house throughout.

What about radon?

A sealed liner reduces soil gas entry, but it is not a radon mitigation system. If you’ve tested above 4 pCi/L, tell us up front — the liner can be installed to accommodate a sub-membrane depressurization system rather than having to be cut open later.
