Why Owners Separate HVAC in a Two-Flat

What “Separation” Actually Means — Three Different Projects

People use one phrase for three very different scopes, and the price gap between them is enormous.

Ductwork separation only

Some older Skokie two-flats already have two furnaces but a partially shared trunk line, or one system feeding both floors through an ad-hoc branch. Correcting the ductwork so each system serves only its own unit is the cheapest version of this job.

Equipment separation

Adding a second furnace/AC (or a ductless system) so each unit has its own equipment, plus new ductwork or line sets, plus venting.

Full separation — mechanical + gas + electrical

The Decision That Drives Everything: Ducts or Ductless?

In a classic Chicago-style two-flat, running a second set of ducts to the upper unit means either sacrificing closet space for a chase or dropping soffits in the hallway. Owners hate both. That is why ductless mini-splits have taken over this niche in the last five years.

When ducted wins

  • There’s an existing chase or a dropped hallway ceiling already
  • You want central air filtration and whole-unit humidity control
  • Unit will be owner-occupied long term
  • You’re already gutting the unit

When ductless wins

  • Plaster walls you don’t want to open
  • Upper unit only, with the lower unit’s system staying as-is
  • You want per-room control for a rental
  • Cold-climate heat pump heads can carry heating down to roughly -5°F, with electric or existing gas backup below that

Gas and Electric Separation: The Part That Takes Longest

Mechanical work we control. Utility work we don’t.

Gas: Nicor will set a second meter, but only after the interior piping is rebuilt so each unit’s appliances are fed from a dedicated riser. That means re-piping furnace, water heater, dryer, and range for at least one unit. Expect a pressure test and a village inspection before the meter set. Four to ten weeks is normal.

Electric: Separating service means a new meter socket assembly, often a new service entrance, and usually a panel per unit. In Skokie and Des Plaines, this triggers a full permit and inspection, and if the building still has any knob-and-tube or ungrounded circuits, the inspector will make you address them. Budget for that; do not be surprised by it. Permits, Inspections, and Landlord Obligations

Sequencing a Separation Without Losing Heat

The order we use on occupied buildings:

  1. Site survey, load calculation per unit, and a written scope with village requirements listed
  2. Permits pulled; utility applications filed early (they’re the long pole)
  3. New system installed for one unit while the existing shared system still runs
  4. Cut-over and duct isolation
  5. Gas re-pipe and pressure test
  6. Electrical service/panel work
  7. Inspections, meter sets, commissioning, and a walkthrough with both tenants

Done this way, no unit ever loses heat for more than a few hours. We schedule separations in spring and early fall for exactly this reason — mid-January is the worst possible time to start.

Is It Worth It? A Quick Payback Check

Take your annual building gas bill, assume the tenant unit is roughly 45–55% of it, and compare that number against the separation cost. Can I separate HVAC without separating the gas meter?

Yes. Many owners install separate equipment first and keep one gas meter, then separate metering later. You get the comfort and redundancy immediately; you just don’t shift the bill yet.

Will a mini-split really heat an upstairs unit through a Chicago winter?

A properly sized cold-climate model will, down to roughly -5°F to -10°F depending on the equipment. Below that, output falls off, which is why we spec backup — either electric resistance in the air handler or a retained gas appliance in a dual-fuel arrangement.

How long is the whole project?
