Evanston and Skokie have some of the best housing stock in Chicagoland — solid brick bungalows, prewar two-flats, sturdy postwar ranches. They also have a lot of original galvanized steel water supply piping still buried in the walls, quietly closing itself off.
Galvanized pipe has a realistic service life of 40 to 70 years. If your home was plumbed before 1960 and has never been repiped, that pipe is past due. The failure mode is not dramatic at first: the zinc coating erodes, the steel underneath corrodes, and rust scale builds inward until the effective diameter of a 3/4-inch pipe is closer to 3/8 of an inch. You do not notice the day it happens. You notice the shower going cold when someone flushes.

For most single-family homes in Evanston and Skokie, PEX-A with expansion fittings is the practical recommendation — fewer joints in walls, better freeze tolerance in exterior wall runs, and a meaningfully lower price. Copper still earns its place on exposed basement mains, in mechanical rooms, near water heaters, and where a buyer or association specifically requires it. What the Project Actually Looks Like
Day 1: Layout and access
We map the routes, then cut targeted access openings — typically 6×8-inch squares at strategic points rather than opening whole walls. A well-planned bungalow repipe might involve 10 to 20 openings, not a gutted house.
Days 1–3: New piping installed
New home-run or trunk-and-branch distribution goes in alongside the old system while your existing water stays live for most of the work. Each fixture is stubbed and valved.
Day 3: Cutover and pressure test
Water is off for a few hours during the tie-in. The system is pressure tested, disinfected, and flushed. Old galvanized lines in walls are abandoned in place, which is standard and code-acceptable.
Day 4+: Inspection and patching
Village inspection follows, then drywall patching, taping, and paint. Total timeline for a typical single-family home is three to five working days plus patch and paint.
Don’t Forget the Service Line
Repiping the inside of the house does not address the line from the water main to your meter. In older Evanston and Skokie homes, that service line may be lead. Illinois’ lead service line replacement law requires municipalities to inventory and eventually replace lead service lines, and both communities have replacement programs underway. If your interior repipe is scheduled, that is the ideal moment to confirm your service line material — it is a quick scratch test at the point of entry — and to check whether your village program can coordinate.
Frequently Asked Questions
Can I repipe just part of the house?
Yes, and partial repipes make sense if one branch is failing and the rest is newer copper. If the whole system is original galvanized, partials tend to be false economy.
Do I need to move out?
No. Water is off for a few hours on cutover day only. Most families stay put.
Does repiping increase home value?
It rarely returns dollar for dollar as a line item, but it removes a major inspection objection. Homes with documented galvanized supply piping routinely see price concessions larger than the repipe cost.
Will my water pressure improve?
Almost always, and dramatically, because corroded galvanized was the restriction. If pressure is still low afterward, the cause is the service line or the municipal supply pressure — a pressure test tells us which.
Is a permit required?
Yes. Evanston and Skokie both require a plumbing permit and inspection for repiping, and the work must be done by a licensed Illinois plumber.
