Whole-house rewiring is the project nobody wants and some homes genuinely need. It’s disruptive, it’s expensive, and it’s invisible when finished — no one compliments your new NM-B cable.   • Cloth-insulated rubber wiring from the 1930s–50s is present and the insulation is crumbling at the boxes. This is the most common finding in older Schaumburg and Palatine housing stock.
  • Aluminum branch wiring (1965–1973) is throughout and connections are overheating. Note: pigtailing with AlumiConn or COPALUM connectors is an accepted, far cheaper remedy — rewiring isn’t automatic.
  • Ungrounded two-wire circuits feed most of the house and you want real grounded receptacles rather than GFCI workarounds.
  • You’re gut-renovating anyway. Walls open = rewiring at a fraction of the retrofit cost.
  • Multiple failure symptoms together: repeated breaker trips, warm outlets, burnt smells, flickering across circuits, undersized 60-amp service.

Something less than a full rewire is often enough when:

  • The problem is capacity, not condition — that’s a service and panel upgrade, typically $2,500–$4,500, not a rewire.
  • Only the kitchen and baths are inadequate — add dedicated circuits and GFCI/AFCI protection.
  • One or two circuits are problematic — replace those runs.
  • You need EV charging or a heat pump — that’s a dedicated circuit plus possible panel work, and a load calculation will tell you which.

We say this plainly because “you need a whole-house rewire” is one of the more oversold recommendations in the trade. Ask for the specific evidence: photos inside junction boxes, insulation condition, a load calculation, and a circuit-by-circuit inventory.

What a Rewire Actually Includes

A complete rewire replaces the branch circuit wiring from the panel to every device in the home. A proper scope includes:

  • New service entrance and 200-amp panel (usually bundled)
  • New NM-B copper branch circuits throughout
  • New boxes, receptacles, switches, and cover plates
  • Dedicated 20-amp circuits for kitchen counters, laundry, and bathrooms per current code
  • AFCI protection on required living-area circuits; GFCI in kitchens, baths, garages, basements, and outdoors
  • Grounding electrode system upgrade — ground rods and water pipe bonding
  • Tamper-resistant receptacles
  • Smoke and CO detector circuits, interconnected and hardwired
  • Drywall access holes patched (verify whether patching, taping, and painting are included — this varies wildly between quotes)
  • Village permit and final inspection

How Electricians Get Wire Through Finished Walls

The craft of a retrofit rewire is minimizing damage. Techniques include fishing from the attic down interior wall cavities, from the basement up, using existing chases alongside plumbing stacks, cutting small “fish holes” near top and bottom plates, and occasionally removing a strip of baseboard to run behind it. A skilled crew on a home with a full basement and accessible attic can do remarkably little damage. A slab-on-grade home with a low-slope roof and plaster walls is the hard case.

Ask a prospective contractor how they plan to route the second-floor circuits specifically. The answer tells you a lot.

  2. Kitchen and bathrooms. Highest load, highest shock risk, wettest locations.
  3. Bedrooms and living areas with AFCI protection. Where fires start and where people sleep.
  4. Basement, garage, and exterior. Often the easiest access, so cheapest per circuit.
  5. Second floor. Usually the hardest and best paired with any future cosmetic remodel.

Insurance, Resale, and Permits

Three practical points worth knowing:

  • Insurance. Several carriers surcharge or decline homes with active knob-and-tube or unremediated aluminum branch wiring. A rewire letter and inspection sign-off can lower your premium meaningfully — ask your agent for the number before you decide.
  • Resale. Buyers’ inspectors flag old wiring reliably, and it becomes a negotiating hammer. A permitted rewire with final inspection documentation removes that.
  • Permits. Always pull them. Unpermitted electrical work in a finished wall is nearly impossible to verify later and creates real problems at closing. Illinois municipalities inspect rough-in before the walls close — that inspection is protection for you, not bureaucracy.

Can I stay in the house?

Usually yes. Crews sequence by zone so most of the house has power each night. Expect one full day without power for the service change.

Is knob-and-tube wiring automatically unsafe?

Not automatically — undisturbed, uncovered, lightly loaded K&T can still function. The problems are that it’s ungrounded, its insulation is brittle after 90 years, it’s frequently been buried under blown-in insulation (which causes overheating), and decades of amateur splices have compounded on it. In practice, most K&T we open up should come out.

Does a rewire include new light fixtures?

Standard scope includes boxes, switches, and receptacles. Decorative fixtures are usually a homeowner allowance. Clarify this in the quote — it’s a common source of surprise.

Will rewiring improve my electric bill?

Marginally at best. Rewiring is a safety and capacity project, not an efficiency project. If you want lower bills, that’s LED lighting, insulation, and HVAC equipment.

Can you rewire just to support a heat pump and EV charger?

Often yes — that’s typically a load calculation, a 200-amp panel, and two dedicated circuits, not a rewire. We’d rather do the $4,000 job that solves your problem than the $30,000 one that doesn’t need doing.
